Recodo del Rio

Recodo del Rio is a small, quiet townhome complex (46 units) located at the beginning of the Animas Valley, 5 minutes from downtown Durango, and 30 minutes from the Durango Mountain Resort. The architecture is southwestern style with stucco exterior.  Most units have steel construction, and extra insulation. There are 3 small common green areas in the complex.

The homeowner association dues include trash removal, water for common area irrigation, recycling, common area maintenance, road maintenance, snow removal, exterior building maintenance and insurance.  Door and window maintenance is the responsibility of the individual owners. Owners are responsible for their interior unit and must provide personal liability and contents insurance.

Pets may be allowed, but only with written permission of the Board of Directors.  Currently only small dogs are allowed. According to the covenants, animals that are kept within a unit at all times such as fish, birds, cats are allowed.

Current monthly dues are $125.00, of which $30.00 per month is dedicated to our long-term capital improvement fund and our emergency fund.

FREE public transportation is provided via the City of Durango's trolley, and you can catch the trolley at the stop located at the entrance to the HOA.  The trolley runs every 20 minutes, so it is only a 10 minute ride to downtown Durango.
